Signing a tenancy agreement

Tenants

Under the Tenant Fees Act 2019, the only payments we can charge a tenant in connection with a new or renewed tenancy are:

  • Rent.
  • A refundable holding deposit to reserve a property (capped at one week's rent).
  • A refundable tenancy deposit (capped at five weeks' rent for annual rent under £50,000, or six weeks' rent above that).
  • Payments to change the tenancy at the tenant's request (capped at £50, or reasonable costs if higher).
  • Payments for early termination of the tenancy, at the tenant's request.
  • Utilities, communication services (phone/broadband/TV licence), Council Tax, and a default fee for late rent payment or a lost key/security device, where the tenancy agreement allows it.

We don't charge tenants for referencing, administration, check-in, renewal, or any other fee not listed above — these are unlawful under the Tenant Fees Act and we don't charge them.

Landlords

Our landlord fees depend on the level of service you choose — tenant find only, rent collection, or full management — and are agreed and confirmed in writing before you instruct us. Get in touch for a current, no-obligation quote for your property.

Client money protection

Tenant deposits are protected in a government-authorised tenancy deposit scheme, and client money is held in accordance with our regulatory obligations. We're members of the following schemes:
