Terms and conditions

Our standard terms of business for landlords instructing Dwellings Group to let and manage a property.

  • The landlord pays a setting-up charge equivalent to 50% of the first month's rent, payable once the property is let and a tenancy is in force.
  • All legal certificates — gas, electrical, and EPCs — are the responsibility of the landlord, unless the landlord instructs us otherwise in writing.
  • We collect and forward all monies due to the landlord within five working days of the tenancy commencing.
  • We operate a No Let, No Fee policy: if no tenant is found, no charges apply. Where we have incurred costs to carry out health and safety checks with the landlord's permission, the landlord agrees to settle these within five working days.
  • The landlord agrees to indemnify us against losses, damages and breakages, and remains responsible for the day-to-day management, maintenance and upkeep of the property — including returning the tenant's deposit at the end of the tenancy, providing an emergency contact number during the tenancy, and complying with the law of landlord and tenant, including the Housing Act as amended.
  • The landlord accepts full responsibility for checking and maintaining gas appliances in line with the Gas Safety (Installation and Use) Regulations, and for keeping the property's electrics safe and properly maintained.
